It is reasonable to want to know the cost of home renovation before proceeding with it. In this article, we will examine the cost of a complete renovation based on the square meters of the house. We will use two houses as examples, one 80 sq.m. and the other 100 sq.m. We will analyze the tasks that need to be done, such as kitchen renovation or bathroom renovation, and finally, we will conclude with the total cost of the two homes, as well as the renovation cost per square meter. At the same time, the cost of each step of the renovation will be presented.
1. Demolitions – Debris Removal
During the home renovation, interior doors, exterior doors, frames, tiles, bathroom equipment, closets, etc., must be removed and discarded. All these are placed in special debris containers. We must not forget that debris will also be generated during the project. The rental cost of each container is 150€. For the 80 sq.m. house, 4 containers are needed, which means 600€, while the demolition and removal cost amounts to 1.500€. For the 100 sq.m. house, 5 containers are needed, costing 750€, and the transportation cost is 1,800€.
Thus, the final cost of demolitions and debris removal for the 80 sq.m. house is 2.100€ (1.500€ + 4*150€), and the cost for the 100 sq.m. house is 2.550€ (1.800€ + 5*150€).
2. New Walls or Drywalls
If it is necessary to install a new wall or ceiling, there will be a cost. However, we cannot provide an exact price here because the wall surface may be smaller or larger, or more than one wall might need to be changed
Indicatively, the cost of walls – drywalls for an 80 sq.m house is 1.000€, while for a 100 sq.m. is 1.300€.
3. Plumbing
Replacing the plumbing is one of the most important tasks during a complete renovation. Even if you are only renovating the bathroom or kitchen, the plumbing needs to be replaced. This includes new internal water and sewer pipes, a new heating system or replacement of radiators, and the installation of sanitary ware. For the pipes, we prefer installation with collectors to avoid the possibility of water leakage. For a house of 80 sq.m. with one kitchen and one bathroom, the plumbing cost will be 2.500€, while for the 100 sq.m. house, which has an additional WC, the cost is 3.000€. Additionally, we will only calculate the replacement of radiators, as a new heating installation would be quite costly. Therefore, for the 80 sq.m. house, we estimate 5 new radiators at 200€ each, including installation. For the 100 sq.m. house, 8 new radiators at 200€ each. Finally, it would be good to include a solar water heater for hot water, which costs 1.000€.
The total cost for the 80 sq.m. house amounts to 4.500€ (2.500€ + 200€*5 + 1.000€). For the 100 sq.m. house, the total cost amounts to 5.600€ (3.000€ + 8*200€+ 1.000€).
4. Electrical
Electrical installations have changed significantly compared to the past. In a home renovation, you need to install new electrical systems. These include numerous outlets, a UTP data network, and alarm wiring. Fiber optic installation and various “smart” home systems could also be added, but these two additions will significantly increase the cost, so we will stick to the classic installation with a new electrical panel, data network in all rooms, and alarm wiring. The cost for electrical work is 4,000€ for the 80 sq.m. house and 5,000€ for the 100 sq.m. house. Additionally, the cost of new outlets and switches from a reputable brand is estimated at 600€ for the 80 sq.m. house and 800€ for the 100 sq.m. house.

5. Plastering – Touch-ups
The plumbing and electrical installations will have caused damage in various parts of the house. These need to be covered with plastering and touch-ups. In this case, the price given is indicative.
Plastering work will be approximately 1.200€ for the 80 sq.m. house and 1.500€ for the 100 sq.m. house.
6. Exterior Frames
The next stage of the home renovation is the exterior frames. Here, we choose thermal break frames to limit heating and cooling losses. A house of 80 sq.m. usually has 3 balcony doors and 2 windows, while the 100 sq.m. house usually has 4 balcony doors and 3 windows. The price should include shutters and window screens.
The average cost for new frames is 6.500€ for the 80 sq.m. house and 8.500€ for the 100 sq.m. house.
7. Wall and Ceiling Spackling
In a home renovation, we need to paint the walls and ceiling. But before we do this, we need to spackle them. That is, apply a thin layer of putty to the walls and ceiling to make them suitable for painting. If you choose not to putty the entire wall, but only specific spots to save money, the walls may not be smooth and patches may be visible.
The cost of spackling for the 80 sq.m. house is 2.500€, and for the 100 sq.m. house it is 3.100€.

8. Flooring
At this stage, we install new flooring throughout the house. For the kitchen and living room, we prefer tiles, while for the bedrooms we choose to maintain the existing wooden floors. Tiles cost 20€ per sq.m., and the installation work, along with the necessary materials, amounts to 25€ per sq.m. So, for the living room and kitchen, which are estimated to be around 45 sq.m., the cost of tile supply and installation will be 2.025€. The 80 sq.m. house has 2 bedrooms, while the 100 sq.m. house has 3 bedrooms. The cost of maintenance, sanding, and polishing is 250€ per room
Overall, the cost of flooring for an 80 sq.m. house is 2.525€ (2,025€ + 2*250€) and for the 100 sq.m. house it is 2.775€ (2.025€ + 3*250€).
9. Bathroom- WC – Sanitary ware
Now we move on to the bathroom renovation. We will need 30 sq.m. of tiles for the bathroom and 20 sq.m. for the WC. Their price is 20€ per square meter. The cost of their installation, along with the necessary materials, will be 1.200€ for the bathroom and 900€ for the WC. In addition to the tiles, we need a toilet, sink faucets and shower, a bathroom vanity with sink and mirror, and a shower cabin. The cost for a complete bathroom set is 1.500€, while for the WC it is 800€.
The bathroom renovation for the 80 sq.m. house with one bathroom costs 3,300€ (30*20€ + 1.200€ + 1.500€).
For the 100 sq.m. house with one bathroom and one WC, the cost amounts to 5,400€ (30*20€ + 1.200€ + 1.500€ + 20*20€ + 900€ + 800€).
10. Kitchen
The kitchen renovation is one of the most important steps in the home renovation, as we spend a large part of our day there. Here we will focus on a combination of appearance and functionality. The cost for changing the sink, kitchen faucet, lighting, and wall tiles amounts to 700€ for an 80 sq.m. house, and 800€ for the 100 sq.m. house. Also, the cost of the kitchen from a Greek factory is 3.500€ and 4.500€ for 80 sq.m. and 100 sq.m. respectively.
The cost for the kitchen renovation is 4.200€ (700€ + 3.500€) for the 80 sq.m. house and 5.300€ (800€ + 4.500€) for the 100 sq.m. house
11. Closets
In the renovation of the rooms, the closet is what upgrades the aesthetics of the space. An average closet price reaches 1.400€. For the 80 sq.m. house, we need 2 closets, while for the 100 sq.m. house, we need 3 closets.
The cost for changing the closets in an 80 sq.m. house is 2.800€, and for a 100 sq.m. house, it is 4.200€.
12. Interior Doors – Security Doors
Interior doors cost 350€ each, while the security door costs 700€. The 80 sq.m. house will need 3 interior doors, and the 100 sq.m. house will need 5.
The cost for the interior doors and the security door amounts to 1.750€ for the 80 sq.m. house and 2.450€ for the 100 sq.m. house.
13. Air Conditioning
Since you decided to proceed with a complete home renovation, air conditioning could not be missing. The cost of each air conditioner is on average 600€ including installation. The 80 sq.m. house needs 2 air conditioners, and the 100 sq.m. house needs 3.
The cost of installing air conditioners is 1.200€ for 80 sq.m. and 1.800€ for 100 sq.m
14. Painting of the house
After all the necessary work, it’s time to see how much it costs to paint the house. The price at this stage may vary if we choose many different colors or techniques. We give you an indicative price.

15. Various Work
There are some renovation works that do not fall into the previous stages. These can include exterior painting of the house, railing maintenance, product transport to the site, wrapping items we want to protect, cleaning during the project, and various small materials.
A typical cost of all the above will be 800€ for 80 sq.m. and 1.200€ for 100 sq.m.
16. Work Permits – ΙΚΑ
