Villa construction in Zakynthos

In the beautiful area of ​​the village of Keri, Zakynthos, a well-known Italian businessman chose to build, an impressive holiday house. The stadium, in which the house is located, is on a hill surrounded by olive trees and overlooks the port of Keri.

The goal of the owners and the architects was a house, which harmoniously integrates into the natural environment, to combine modern aesthetics with the traditional forms and materials of the area, and to have the most modern automation technologies for complete control of the individual functions of the house and the optimization of energy consumption with the ultimate goal of energy autonomy.

As the climate of the area is very warm, special emphasis was given to the passive design of the shell and the protection of the spaces from the intense sunlight. The house was structured in two building volumes with a north orientation and open to the view.

The living room and the kitchen are located on the ground floor of the main building while on the first floor the master room is developed with an impressive corner window. The main building has direct access to the heated infinity pool as well as the outdoor seating area.

In the second building, we find an independent house – hostel that has all the comforts of the main building but also maintains the privacy of visitors. Features an upstairs infinity pool with unobstructed sea views.

The materials used in the house are traditional of the area which were utilized with a modern aesthetic look. In addition to the local stone of the masonry, the living areas, the bedrooms, and the bathrooms were paved with pressed cement mortar.

Also important is the underfloor heating system of the house that is connected to a heat pump of sufficient power to provide the required heating in the space during the winter months.
